"Working with Eric helped us qualify our land as agricultural for property taxes. He cleared timber in a friendly way that pleased our neighbors, built a road into the property, and kept us apprised of every item in a timely fashion."

"Can't say enough good things about Southeast Forestlands. Even though my parcel wasn't a fit, Eric sent info and numbers of someone who could help. He took the time to inform me of common practice for clearing and harvesting timber."

Lauderdale County is hill country around Meridian on the Alabama line. Most of the timberland is privately owned, and a good deal of it lies near houses, road frontage, and power lines.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.

Hilly Ground That Sheds Water

This is sloping country. Water can run off these slopes quickly. That is mostly good news. Tracts here can be worked in more weather than flat clay ground allows.

The trade-off is erosion. On these hillsides a poorly laid road can move a lot of soil in one storm. Grade, turnouts, and water bars matter more than the calendar does.

There are wet spots too. Narrow bottoms along the branches hold water close to the surface in late winter. They are a small part of most tracts. Even so, they often decide whether a winter job runs or waits.

Working Near Town

Near town, harvest planning must account for log deck locations, trucking hours, and dust on neighboring drives.

Burning takes the most planning of all. Smoke that drifts toward a highway or a subdivision has to be thought through. Easements and property lines are far easier to settle before a harvest than during one.

Before You Market Anything

Walk the way in first, in wet weather if you can. Find the creeks and mark the buffer along them. Draw those lines before bidding, not after.

Then look at the timber itself. Check the age, the stocking, and whether the stand needs thinning or is ready to sell. Those answers come from the tract, not from a county map.

Nearby Counties

We also work with landowners in nearby counties, including Kemper, Neshoba, Newton, Clarke, and Sumter (AL).

Common questions

Common Questions From Lauderdale County, MS Timberland Owners

From the first cruise plot to the last load, most sales run a few months. The cruise and write-up take a couple of weeks, the bid period runs two to three, and the harvest itself depends on tract size, weather, and how many crews the buyer has working.

Yes — a boundary line does not change the cruise. Lauderdale County lies in east Mississippi around Meridian, on the Alabama line, and we work Kemper, Neshoba, Newton, Clarke, and Sumter (AL) as well, so a tract that straddles a line is handled as one job. Scheduling depends on access, weather, and current fieldwork.

Logging is hard on roads; that is unavoidable. What is avoidable is being left with the damage. Road use, crossing standards, and the condition the roads are returned in should be written into the contract, then checked at closeout.

Volume first, then price. The cruise establishes how much of each product is standing — chip-n-saw, sawtimber, hardwood by grade, and poles where they exist. The timber appraisal applies current product values and accounts for what the access and haul will cost. Quality and operability shift the result as much as volume does.

The landowner does, and nobody else. We do not purchase standing timber and we take no commission from the buying side. Offers come in written and sealed so they can be laid next to each other on the same table.
