"After calling Southeast Forestlands I was contacted immediately. Eric sent satellite imagery and acreage, then called to explain his assessment. Although he couldn't accommodate me, I appreciated the time he spent sharing helpful information."

Pike County lies in the southern pine country of Mississippi, close to the Louisiana line. The uplands roll. The soil is mostly sand and loam, so it drains well and grows loblolly fast. Hardwood drains cut through the pine and feed the Bogue Chitto.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.

Why the Uplands Set the Pace

Sandy upland ground firms up quickly after rain. On many Pike County tracts that means a longer working season than a landowner would get on heavy clay.

A tract that can be logged in more months of the year is easier to schedule and easier to finish.

Managing Wet Drains

The low strips between the ridges stay wet. They hold hardwood, and they wash if you run equipment through them.

Leave those strips out of the pine work. Cross them in as few places as you can, and cross where the bank is firm on both sides.

Thinning Loblolly Here

Pine on good sandy ground grows thick early. A first thinning often comes sooner than owners expect.

Wait too long and crowded trees slow their growth. The stand gets top-heavy and more prone to wind and beetles.

Planting Back

Most upland acres in this county go back to loblolly and do well. Site preparation is usually about knocking back brush, not fixing the soil.

The wet drains are normally left out of the planting plan. Whether hardwood restocks there without help is a question for a walk.

Look Before You Sell

Boundary lines, road frontage, and haul-road condition change from tract to tract. So does the age and health of the stand.

Have somebody walk it with you before you take an offer.

Common questions

Common Questions From Pike County, MS Timberland Owners

The landowner does, and nobody else. We do not purchase standing timber and we take no commission from the buying side. Offers come in written and sealed so they can be laid next to each other on the same table.

A buffer of standing timber along the drains and creeks, sized to the stream and the slope, with limits on equipment inside it. The point is keeping soil out of the water. It is a contract term, not a suggestion.

A cruise provides an independent estimate of what you are selling by product class, and a timber appraisal puts value against it. Without that step a landowner is weighing offers with no independent idea of what the tract holds.

Probably not. Pike County lies in south Mississippi along Interstate 55 near the Louisiana line, with McComb at the center, and we work the surrounding counties: Amite, Walthall, Lincoln, and Marion. The first review of a tract generally happens online. Once the work is agreed, timing on field days depends on current jobs, road conditions, and the season, so the honest answer comes from a phone call.

Often, yes — it just needs to be written into the contract rather than agreed on a handshake. Timing terms, access routes, and gate arrangements all belong in the sale documents before bids go out.
