"Incredibly knowledgeable in a variety of ways. Incredibly responsive (which is hard to find in this field). Polite, patient… very patient. Even in pandemic situations he kept things moving forward. Highly recommend."

"Working with Eric helped us qualify our land as agricultural for property taxes. He cleared timber in a friendly way that pleased our neighbors, built a road into the property, and kept us apprised of every item in a timely fashion."

Winston County lies in the hill country of east-central Mississippi. The land is a set of sandy ridges with narrow hollows cut between them. Water off the east side of the county drains toward the Noxubee. The ridges dry out first, and the hollows stay damp a good while longer.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.

Ridges Dry, Hollows Stay Wet

Two parts of the same tract can be ready to work weeks apart.

Plan a harvest around that instead of fighting it. Cut the ridges when the hollows are still soft, then come back. A crew that tries to do it all at once ruts the wet ground, and those ruts stay.

The Road Is the Weak Point Here

On ground cut up like this, the road is the part of the job most likely to fail.

A well-placed road follows the high line and crosses water in as few spots as possible. Every extra crossing is another place that can wash. Get the layout right before a tree is marked.

Two Kinds of Timber

Pine holds the ridges and shoulders. Hardwood regeneration in the hollows should be assessed before relying on natural restocking.

Hardwood quality changes a lot from one draw to the next, and it is graded log by log.

After the Cut

Assess planting options on suitable ground. On the steep faces and damp hollows, natural restocking is the usual plan, and it needs a walk to confirm seed trees and young stems.

Then get the roads and landings seeded and drained while the crew is still on the place. It is far cheaper than fixing a gully next year.

Nothing Beats Walking It

Your lines, your access, and your soft spots are yours alone.

A county description cannot establish timber value; field measurements and current market information are needed.

Nearby Counties

We also work with landowners in nearby counties, including Choctaw, Oktibbeha, Noxubee, Kemper, Neshoba, and Attala.

Common questions

Common Questions From Winston County, MS Timberland Owners

That is the usual arrangement. Reforestation first, then a herbicide release in year one, and timber stand improvement or prescribed burning as the stand develops.

No. Southeast Forestlands represents the landowner only. We do not buy timber and we are not paid by mills. When a sale makes sense, the timber is offered by sealed bid so written offers can be compared side by side.

Sometimes waiting is right and sometimes it costs you. A crowded stand loses growth while you wait; a young one gains. Nobody can call the market ahead of time, so the decision is better made on stand condition than on a forecast.

Walking the tract with the buyer or crew: boundary check, road and crossing condition, deck cleanup, trash removal, and BMP compliance. Any correction gets handled before the contract is released rather than argued about afterward.

Probably not. Winston County lies in east-central Mississippi between the Tombigbee National Forest and the Black Belt, and we work the surrounding counties: Choctaw, Oktibbeha, Noxubee, Kemper, Neshoba, and Attala. The first review of a tract generally happens online. Once the work is agreed, timing on field days depends on current jobs, road conditions, and the season, so the honest answer comes from a phone call.
