Choctaw County is hill country in the middle of Mississippi. Sandy ridges run out with narrow hollows between them, and the hollows stay damp long after the ridges dry.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.

Steep Ground Changes How a Job Runs

Steep slopes slow a machine down, and they wear a road out faster.

Steep terrain requires careful road layout. Ridge roads are often preferable to roads cut across steep slopes.

Water Runs Instead of Standing

On hills the trouble is not standing water. It is moving water.

Water breaks and turnouts have to go in as the road is built. Skid trails should cross the slope, not run straight down it. A trail pointed downhill becomes a ditch after one wet season. Once water gets into a trail it will keep using it every rain.

Ridge Pine and Hollow Hardwood

Pine holds the sandy ridges and shoulders. Hardwood holds the hollows, and whether it restocks itself has to be checked stem by stem before you rely on it.

Match regeneration methods to each site. Pine seedlings set in a damp hollow survive poorly and usually have to be replaced.

Thinning on the Slopes

A stand too thick for its size stops growing well.

Thinning frees the best trees. On slopes, keep the equipment on planned trails so the stand you keep is not damaged getting the rest out.

Every Tract Is Its Own Case

Two places a mile apart can sit very differently on this ground.

Lines, access, and soft crossings only show up on foot. Walk the property before you set a plan or take an offer. Field conditions guide the sale boundary, access plan, and harvest schedule.

Common questions

Common Questions From Choctaw County, MS Timberland Owners

Start with a cruise. A forester measures the standing timber, sorts it by product class, and estimates volume. A timber appraisal then puts a value on those products. Value depends on volume, tree quality, access, haul distance, and current demand, so it is set tract by tract.

Well enough to know how it differs field to field. Choctaw County lies in the rolling hill country of north-central Mississippi, bordered by the Tombigbee National Forest, and the same work runs through Webster, Oktibbeha, Winston, Attala, and Montgomery. The first look at a tract is generally online. Once the work is agreed, a field date depends on the weather, the access, and what fieldwork is already booked.

That is why boundaries get walked and marked before a sale, not after. When a line is unclear it is worth resolving up front. If a trespass has already happened, the sooner a forester documents stumps and volume the better the record.

Decide it before the harvest, not after. Reforestation sets the stand — site prep, seedling choice, spacing. Herbicide release protects the first year. Timber stand improvement and prescribed burning handle the middle years.

Most Choctaw County tracts are loblolly plantations on red-clay ridges with hardwood draws and creek bottoms running into the Big Black and Noxubee headwaters. Acreage does not change the order of the work — measure first, then decide. Some tracts need a thinning, some need a sealed-bid sale, and some need to be left alone another five years. A forest management plan keeps that decision on a schedule instead of a whim.
