"Incredibly knowledgeable in a variety of ways. Incredibly responsive (which is hard to find in this field). Polite, patient… very patient. Even in pandemic situations he kept things moving forward. Highly recommend."

"Working with Eric helped us qualify our land as agricultural for property taxes. He cleared timber in a friendly way that pleased our neighbors, built a road into the property, and kept us apprised of every item in a timely fashion."

Benton County is hill country around Ashland, at the head of the Wolf River. The slopes here are steeper than most of north Mississippi, and that single fact drives nearly every decision on a tract.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.

Steep Is the Main Fact Here

This is steep ground by north Mississippi standards. Check the slopes on the tract before laying out roads, decks, and skid trails.

Steep ground costs money to log. It slows equipment, limits deck locations, and it is the first thing a buyer prices in.

Pine Carries the County

Forest inventory estimates put loblolly and shortleaf ahead here, which is not the pattern in most of the counties around it. Oak and hickory come second.

That pine share is why thinning questions come up so often on this ground.

Thinning on a Side Hill

A crowded stand on a slope is harder to thin cleanly than the same stand on flat ground. Rows have to follow the contour, not the property line.

Have the stand measured first. Spacing and tree size decide the timing, not the age written on an old planting receipt.

Wolf River Headwaters

The Wolf River begins in this county. The small feeder branches above it are narrow but they cut deep.

Keep equipment out of them and cross at built crossings. On steep ground the buffer is doing real work holding soil in place.

Erosion Control Is Not Optional

Soil maps show severely eroded complexes across a wide part of the county. Once a skid trail on a steep slope starts to cut, it keeps cutting.

Water bars and closed-out trails at the end of the job protect the next rotation.

Common questions

Common Questions From Benton County, MS Timberland Owners

Slope. Parts of the county have steep slopes, which limits the equipment that can work safely and slows production. Buyers price that in, so the road plan and deck layout matter more here than on flat ground.

More likely than in the surrounding counties. Forest inventory estimates put loblolly and shortleaf as the largest single share of forest land here. Even so, most tracts carry hardwood in the draws, and that hardwood should be measured too.

Do not assume there is a single legal minimum that fits every creek. On steep, erodible slopes the buffer is holding soil, not just shading water. The right width depends on slope and soil, which is a walk-the-ground decision.

A day or two of fieldwork on most tracts, longer on big or broken ground, then a few days to run the numbers and write it up. Plot count depends on how variable the stand is, not on a fixed rate per acre.

A cruise provides an independent estimate of what you are selling by product class, and a timber appraisal puts value against it. Without that step a landowner is weighing offers with no independent idea of what the tract holds.
