DeSoto County sits below Memphis, and less of it is wooded than most of north Mississippi. Woodland here comes in smaller blocks, often with a subdivision on one side and the Coldwater bottoms on the other.

Less Woods Than the Map Suggests
Only about a third of the land area here is forest, and much of the rest is farmed or built on. That is a smaller wooded share than the counties east of it carry.
Timberland here tends to come in smaller, scattered blocks with houses close by.
Small Tracts Change the Math
A logging crew has fixed costs to move in. On a small tract those costs are spread over fewer acres.
Sometimes the right answer is to wait, or to combine with a neighbor. That should be an honest conversation before anyone advertises a sale.
Neighbors and Access
Hauling routes near subdivisions bring weight limits, school traffic, and complaints. None of that stops a sale, but it shapes the schedule.
Settle the haul route and hours before the contract is signed, not after the first truck rolls.
Coldwater Bottoms
The Coldwater River crosses the county, and soil survey mapping puts roughly three acres in ten in an occasional or worse flood class.
Bottomland hardwood there includes a fair amount of elm, ash, and cottonwood. Those bottoms should be walked wet, not dry, before a sale is planned.
Value Beyond the Timber
On ground under development pressure the standing timber is only one part of the picture. Cutting can change what the land is worth afterward.
