Stone County is in south Mississippi, in the lower pine belt. The ground is flat to gently rolling, and the soil is sandy on top. Pine grows fast here. Black Creek runs through the county, and low flats can hold water even where the surface feels dry and sandy.

Sandy Does Not Mean Dry
This is the point owners here miss most often. Sand on top can sit over a tighter layer underneath.
When that happens, water stops and stands after a rain. A road placed on a flat like that will not hold up, no matter how sandy it looked in August. Roads on this ground get built up, not cut in.
Flat Ground Sheds Nothing
On level land, water leaves slowly. A wet week can shut a job down.
Plan for that in the contract. A written stop-work rule protects your soil and your stand, and it keeps a disagreement from happening in the middle of a wet job.
Fast Growth Means Earlier Thinning
Pine puts on size quickly on these sites. Stands often need a first thinning sooner than the owner planned.
Let it get too thick and growth slows on every tree in it. Judge by crowding and diameter, not by age. Have the stand looked at before a date is set.
Wet Strips Along the Creek
The low ground near the creek stays soft and holds hardwood.
Keeping machines out of it takes nothing but a marked line. Run through it in the wet and you damage the creek, the ground, and the young stems coming on there.
Look at Your Own Flats
Which flat holds water and which one drains is a question only a walk answers.
Do that before you take an offer.
