Panola County is where the north Mississippi hills give out and the Delta begins. A single ownership around Batesville can include eroded ridge on one end and wide wet bottom on the other.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.


Two Counties in One

The eastern side is hills. The western side flattens out toward the Delta. Many tracts have some of each.

Those two halves do not log the same way, do not dry out at the same rate, and should not be priced the same.


Wet Ground Is Common

Soil survey mapping puts more than a third of the county in an occasional or frequent flood class. Collins and Falaya silt loams cover much of those flats.

Any harvest plan here starts with which acres are workable in which season.


Hardwood Leads

Forest inventory estimates put oak and hickory at over half the forest land, with a real share of elm, ash, and cottonwood in the bottoms.

Pine is present on the ridges but it is not what most of this county grows.


Old Erosion on the Hills

The upland side carries tens of thousands of acres of mapped gullied ground.

Volume there is thinner than the hill country farther east. A cruise keeps that from being averaged away.


Sequencing the Job

Cut the ridges when the bottoms are too wet to touch, and save the flats for a dry stretch.

Splitting the tract into two jobs on paper prevents most of the damage arguments later.
