Yalobusha County runs from Water Valley down through Coffeeville, in the Enid Lake country. Steep ridges drop off into narrow bottoms, and the timber is split about evenly between pine and hardwood.

Southeast Forestlands works only for the landowner. We do not buy timber and we are not paid by mills.


An Even Split

Forest inventory estimates put pine and hardwood close to even across this county. Neither one dominates the way it does a few counties east or west.

On a mixed tract that split is the whole sale. The pine and the hardwood want different buyers and different contract terms.


Steep Ridges, Narrow Flats

Soil survey mapping puts a very large share of the county on the Smithdale and Providence hills, at eight to thirty-five percent slope.

Between those ridges the flats are narrow. Deck space is often the limiting factor, not timber volume.


Two Rivers and a Reservoir

The Skuna and the Yocona both cross this county, and a good deal of surface water sits behind the flood control structures.

Tracts near that water have flat, occasionally flooded ground on one end and steep ridge on the other. They should not be logged as one unit.


Where Pine Belongs

Pine goes back on the ridges and the drier upper slopes. It does not belong on the wet flats.

Planting pine on ground that holds water is a slow, expensive way to grow a poor stand.


Get the Hardwood Graded

Hardwood value swings hard on quality. Two stands with the same volume can be worth very different money.

That difference only shows up if someone measures and grades it before the timber is offered.
